Feasibility Study
This instruction followed on from checking the title plans for a Care Home. We were asked to draw up a new disposition plan for the client and following the property changing hands we received an instruction from the new purchaser to look at ways to extend the property.
The proposal was to form an 18 bedroom extension using available and adjacent land. The topography of the site when combined with the existing building layout and the presence of surrounding properties dictated the way in which the building was extended.
However, the first task was to establish what a suitable en-suite bedroom module would comprise. We thereafter had to factor in adequate circulation space to perform both access and egress and also communal meeting/dining space which would provide the residents with an area with an outlook and that was located within easy reach of the various bedrooms. To make best use of the land and to minimise the length of the extension we chose to adopt a courtyard layout which would enable the occupants to look out on a central garden area which would also double up to provide parking space during visiting times.
Although a relatively simple task, this is the sort of exercise that must be undertaken before most developments can proceed to the next stage.
We have also been approached by the client to look at another of their homes with a view to undertaking a further extension and again to seek to maximise the site’s capacity.
Often a change of ownership or regulations can result in a business looking more closely at the way in which a property works for them. As with any business it is essential to ensure that the relationship between staff and patients or any other such ratios are carefully adjusted and maximised to render the unit more profitable.
